Downtown Crossings is a pedestrian retail district located in the center of downtown Boston. Our client L3 Capital purchased a 5-story, undervalued, and vacant building in the heart of the district. Existing retail encompasses the basement, 1st and 2nd floor, with offices on floors 3-5. 

Our client’s goals were to transform the building to allow for retail at the basement and floors 1-4, leaving the fifth floor to remain office. Using a 3D scanner, we created a comprehensive and detailed image of the façade to restore the upper levels and renovate the ground floor into a modern glass and steel curtain wall.

The result is sensitive to the building’s historic character, which dates back to the 1870s. Its preservation proves that buildings with a 150+ year history can stand shoulder-to-shoulder with modern developments and retain their relevance and value.
